I love the sunken garage - I've been hoping to do something similar but it's more difficult than it looks!

totally true ... but with a little practice you will already achieve it. the secret is, make a foundation of 4 steps of stairs, and go down 12 steps (of stairs) the level of the floor. with that you give a height to the foundations of a normal wall.
