I've been mooching off other people's ideas here, so I thought I'd throw out one of the small houses that I like to do.
This is a little craftsman style bungalow; 1 bedroom, 1 bath, on a 3x2 lot. Cost is $17,967 as furnished, which is enough to get my Sims off the ground. I run a Knowledge Sim in this house, and there is plenty of room for chess set, easel, desk, etc along the outer walls of the living room and a few money trees can be kept in the bedroom. This Sim invites other Sims over frequently and 2 people fit comfortably. A third chair can be accomodated at the kitchen table but there will be some bumping into each other in the kitchen, so a couple would be a squeeze in this house.
The house was built on a second user account in XP that has no hacks or custom content installed, and the package was ran through CleanInstaller. It is hack and custom content free to the best of my knowledge and ability.
