Hi!

My second upload is a 2x2 residential lot with basement garage and an extra area that can be used as a laundry, like in the pic below (the itens are only for decoration). Because there's no elevator, the lot is more affordable than Compact I (http://www.modthesims2.com/showthread.php?t=154233) - it costs 27.696 simoleons. Plus, it comes with two larger terraces (front and back) and a more attractive design. Hope you like it.

The lot is unfurnished and hack free. I'm not quite sure about compatibility - I think it'll work even if you have only NL, but as I've all three EPs, I really can't tell.
I just realized that there's an item that really requires OFB. Sorry guys... Hence, don't DL if you haven't.

Basic Download and Install Instructions:

1. Download: Click the download link to save the .rar or .zip file(s) to your computer.

2. Extract the zip, rar, or 7z file.

3. Install: Double-click on the .sims2pack file to install its contents to your game. The files will automatically be installed to the proper location(s).
  • You may want to use the Sims2Pack Clean Installer instead of the game's installer, which will let you install sims and pets which may otherwise give errors about needing expansion packs. It also lets you choose what included content to install. Do NOT use Clean Installer to get around this error with lots and houses as that can cause your game to crash when attempting to use that lot. Get S2PCI here: Clean Installer Official Site.

Ed, your house is great but could you give me a link to the custom content shown in the pics? THank you

thamaster you can find a tutorial on how to build basement garages on the sims2 official site: www.thesims2.com so take a look over there and you might find it. I was trying to give you the direct link but I haven't found the tutorial yet.

That's odd... No idea about what's happening. I think that's not really water, but an indication that something is missing. But I don't know what. Can anybody help?

There's a very good one by Hexameter here: http://www.modthesims2.com/showthread.php?t=99315. He also provides four examples to download, so that you can start your own lots with the garage ready.

You can fix the flood by simply moving the lot to a higher location in the neighborhood ,the flood will disappear. It might happen with basement lots.No worries.Just play aroudn with moving the lot, eventually you will find a place where it wont flood( usually near mountains, certainly not near sea level)

Great house, thanks!

You will find my older and newest creations here

John, Paul, George or Ringo? LOL sorry -couldn't resist

Thanks SO much for this lot - I've been wanting to experiment with basement garages myself and now you've given me the push I guess I needed.
