Fledgling Flats is a new street of 1-story modern starter homes. Each home was designed by a first-year student entering the Landgraab Academy of Design and the teachers assure us that these houses are very livable. The substantial savings on architecture fees have been passed on directly to you.

9 Fledgling Flats - "The Wave"

This Organic Expressionist home has 2 bedrooms and 2.5 baths on a 2x1 lot with all skill-builders and a few extras: computer, tv, and stereo. The low price of $19,139 will keep you comfortable until your first paychecks. Fully furnished for two; the spare bedroom suite is unfurnished for future use. The foyer has double entry doors and there are also double doors into the master suite. Lighted inside and out. Tastefully decorated in muted tones, but there's plenty of time to choose your color scheme before you move-in.

One of the smaller footprints in this series, but still spacious and comfortable. The master bathroom has enough room for a sink and shower-tub upgrade. The extra suite can be set up as a nursery, twin bedroom, or a hobby room. There's space under the sweeping carport for a future 1-car driveway. This home will make you happy for a long time.

Unfortunately, for this amount of money we were unable to supply any landscaping, except for the newly planted lawn. The parkland behind each lot is for sale, which means that you can use the LotAdjuster to expand this lot at the back, if you require additional space.

Here is a link to the design criteria used for all Fledgling Flats lots:

The use of "foundation walls" keeps cost of this home well within the "starter" category. For more information:

Base game compatible. No CC. Seasons proof.

Basic Download and Install Instructions:

1. Download: Click the download link to save the .rar or .zip file(s) to your computer.

2. Extract the zip, rar, or 7z file.

3. Install: Double-click on the .sims2pack file to install its contents to your game. The files will automatically be installed to the proper location(s).
  • You may want to use the Sims2Pack Clean Installer instead of the game's installer, which will let you install sims and pets which may otherwise give errors about needing expansion packs. It also lets you choose what included content to install. Do NOT use Clean Installer to get around this error with lots and houses as that can cause your game to crash when attempting to use that lot. Get S2PCI here: Clean Installer Official Site.

I am writing two programs. One allows you to have inexpensive modern roofs, the other will (hopefully) allow you to create roofs like this quickly and easily (no ConstrainFloorElevation cheat). This is my first test of the "curve" ability.

Niiiice! I've been building so much lately (thank you, LotAdjuster) to prep a 'hood for Apartment Life, and the place is ultra modern. Every time I think about mixing up the flat roofs it's a struggle between aesthetics and patience.

How seasons-proof are these houses, btw?

I have tried to make every one of my houses Seasons-proof, by providing an intermediate level (between the house and the roof) with a flat floor. I haven't tested every house with bad weather, but I have kept this criteria at the top of my list. Every house which has been tested has been fine.

Please let me know if you have any problems with any of my houses.

For people who are not interested in weather-proofing, you can remove the intermediate flooring (usually carpeting above the first level) to get vaulted ceilings instead.

I wasn't really available for programming during August, so not much was accomplished (other than uploading these houses, which had been created earlier).

Hopefully, September will give me more opportunity to get these programs finished and released.

Wow! No custom content and still classy? This is amazing! I'm downloading every single house you make. Thank you so much for sharing your houses with us!

Not much progress; I've been sidetracked by the release of Apartment Life, LotAdjuster and HoodReplace issues, and by several computer problems. I finally broke down and got a new machine and reinstalled everything, so my development environment is available again.

Sorry that it's taking so long.
