Having delighting at the fact that I can now move my sim kids out and watch them flourish on their own I was slightly disappointed to find very few starter properties for them so I decided to help fix that!

What you have here is a spacious 2 bedroom 1 bathroom bungalow complete with attached covered carport. Standing on the front lawn the fragrance from the beautifully landscaped gardens waft around you sim. As you go through the front door you find the open concept living/dining room area, the master bedroom is to the right overlooking the front gardens. The family bathroom is next on the right with the second bedroom overlooking the rear. Double glass patio doors open out back to the rear barbecuing/seating area. Tucked away to the left is a light, bright yet cozy kitchen minimising the distance that your sims have to travel to eat. Through the kitchen is a snug study flooded with light from the two large windows, set away room the hustle and bustle of the main living area.

All rooms come equipped with all furniture required, the bedrooms have beds and bedside tables, the living area with a couch set and coffee table, the dining area with seating for four sims and fully equipped kitchen (including smoke alarm) and a bookcase and desk in the study. All rooms are fully lit as is the approach to the house. Size and price below.

Quick Guide:

1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.

Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.

VERY attractive. Starters are so much more useful than the mini-mansions. I'll probably trim out some of the non-essential furniture and plantings to get the price under 16K.

This is awesome! Looks so nice, warm and cosy. Perfect for my young sims, just moving away from home for the first time : D Can't wait to try it out.

Thanks for comments! I really want to make a starter house where you can actually fit more stuff/sims into as i find there are not enough and I think this one really worked!
