As always I absolutely loveee this lot.. I can't decide which house for my sims to live in out of yours! I'd love to see a three bedroom home ^^ modern, rich color decor~ love it, keep it up.. adoring your stuff :D!!!

I will make sure my next lot has 3 bedrooms. Though as for the rich colours, I find decorating the interior the hardest part of the whole game! (lol...) I always change my mind so many times as to what I want...hopefully with more practice I'll get better at it!

In the living room, how did you manage to remove the floor tile off the foundations and the walls attach to the wall on top of the foundations?

It is a split level feature, and you can find the tutorial for it by "QBUILDERZ" in the sims 3 building tutorials.
